Roof problems are generally discovered by leaks or when other serious damage occurs. Different types of roofs have different “tell-tale” signs, but on a shingle roof their condition often determines whether a repair or replacement is appropriate. For example, shingles can curls, warp or lose granules and may have missing or damaged shingle tabs.
Not necessarily. You may only need a repair. Leaking can result from loose flashing, damage that has occurred to a section, or the seal around roof penetrations (pipes, vents, etc.) have dried and cracked.
Due to our high temperatures and temperature changes, roof penetrations should be inspected and sealed every 3-5 years.
In some cases, when there is only one layer of shingles on the roof, it is possible to re-roof or re-cover existing shingles with a new roof. However, placing a new layer of shingles over aging shingles or existing dimensional shingles may give the roof an uneven, wavy appearance.
